Statement of Significance

Description of Historic Place

The Kitchin Residence is a one-and one-half storey wood-frame Arts and Crafts residence, notable for its wraparound verandah and broad, steeply pitched roof. It is located at a prominent location at the corner of 15th Street and Mahon Avenue.

Heritage Value

The Kitchin Residence is evidence of early suburban development during the "Boom Years" in North Vancouver, between 1905 and the beginning of the First World War. The house is a sophisticated example of the Arts and Crafts style, featuring irregular, picturesque massing, a steeply pitched cross-gabled roof, half-timbering and large multi-paned windows with transoms. Built circa 1910 as a retirement home for Hubert Kitchin (1869-1926), it was expanded in 1912 with the addition of two bedrooms.

- residential form, scale and massing as expressed by its one and one-half storey plus attic height and regular, rectangular plan
- steeply pitched cross-gabled roof with open eaves, clad with cedar shingle roof
- concrete foundation with wood-frame construction
- elements of the Arts and Crafts style details such as: cedar shingle siding; half-timbering at the second floor; board-and-batten at foundation level; decorative strapping over cedar shingle siding; porches to south and west sides; and inset entry with open, southern facing hip roofed verandah
- irregular and asymmetrical fenestration including: multiple-assembly multi-paned casement windows; and rectangular transoms on the first storey of the Mahon Avenue elevation
